Most homes in Australia are built to keep the rain out and not much else. They leak air through a hundred small gaps, trap moisture inside the walls, and quietly create the conditions for mould long before anyone can see it.
There's a better way to build an external wall, and we'd rather you knew about it than not.
Airtight, vapour-controlled envelopes and drained cavity systems aren't standard on every job we do — they cost more, and not every project or budget calls for them. But if you want them, we can build them, and this page explains what they are and what they'd do for your home.

The Problem This Solves
Toowoomba sits in NCC climate zone 5 — warm temperate, with real frosts. That means we heat in winter and cool in summer, and both of those push moisture around inside a wall.
Here's what happens in a typical build:
Warm, humid indoor air (from showers, cooking, drying clothes, and simply breathing) moves through gaps in the lining into the wall cavity.
It hits a cold surface — the back of the sarking, a stud, the inside face of the cladding — and condenses.
With nowhere to drain and no airflow to dry it out, that moisture sits in the timber and insulation.
Wet insulation stops insulating. Wet timber attracts mould and, eventually, decay.
You usually can't see any of it.
What you notice is a musty smell, condensation on the windows, a room that never quite warms up, and a family with more coughs and blocked noses than they should have.
Every home we build meets the National Construction Code's condensation management requirements — those became mandatory in 2019 and were tightened in 2022, precisely because this has been a real and widespread problem. What's on this page goes further than the code minimum, by choice.
Pro Clima: Airtight Inside, Weathertight & Vapour-Open Outside
Pro Clima is a German building-science system for controlling air and moisture through a building envelope. It's not a single product — it's a matched set of membranes, tapes, adhesives and sealing components designed to work together and detailed properly at every junction.
Two ideas do most of the work:
Airtightness; A continuous, sealed layer on the warm side of the insulation stops indoor air — and the moisture it carries — from being pushed into the wall in the first place.
Sealing air leaks is the single most effective moisture control measure there is, and it also kills draughts and cuts your heating and cooling load. Pro Clima's internal membranes are "intelligent": they resist vapour when the wall needs protecting, and open up to let the wall dry inwards when conditions reverse.

Vapour-open on the outside; The external wrap is fully weathertight but vapour permeable, so any moisture that does get into the assembly can escape outward rather than being sealed in. In climate zones 4 and 5 the NCC already requires a vapour permeable membrane on the external side of the insulation — this system builds on that rather than replacing it
The detailing is where it lives or dies. Window and door reveals, service penetrations, top and bottom plates, junctions between wall and roof — every one of those is a leak until it's deliberately sealed with the right tape or adhesive. That's slow, careful work, and it's most of what this option actually costs.
What it gets you; a wall that manages moisture instead of trapping it, a house that holds its temperature, and an envelope with a documented, engineered approach to condensation.


Cavity Batten Systems: A Drained & Ventilated Cavity
Instead of fixing cladding hard against the frame, battens are run over the wall wrap and the cladding is fixed to those.
That gap — usually 18–20mm — does four things:
Drains; Wind-driven rain gets past cladding. All cladding. In a cavity system, water that gets through runs down the face of the wrap and out through a vented flashing at the base, instead of soaking into the frame.
Dries; Air moves in the bottom of the cavity and out the top, carrying moisture away from the back of the cladding and the face of the wrap. Assemblies that can dry are assemblies that last.
Decouples; The cladding is no longer in direct contact with the frame, so solar-driven moisture is vented off rather than pushed inward through the wall on a hot afternoon after rain.
Protects the cladding itself; Boards that can dry from both faces cup less, hold paint longer, and last longer. Some cladding manufacturers now require or recommend a cavity in exposed conditions — worth checking against whatever product you're considering.
New Zealand made drained cavities standard practice after a national leaky-building crisis that cost billions to remediate. Australia hasn't mandated it broadly for houses yet. We think it's likely to head that way, and in the meantime it's available to anyone who wants it.
Details that matter, and that we wouldn't cut: vermin-proof vented closers top and bottom, correct flashing at the cavity base so water actually gets out, and battens set out so the cladding fixings land where they're supposed to.
The two options work well together, but they're independent — a drained cavity is a meaningful improvement on its own and costs considerably less than a full airtight envelope.
If You Go Tight, You Need To Ventilate
There's an obvious objection to sealing a house up: doesn't the air go stale?
Yes — if you stop there. A tight house without a ventilation strategy is a worse house. So an airtight envelope is only half the job. The other half is deliberate, controlled fresh air: properly sized and ducted exhaust to outside from wet areas, and on the tightest builds, a balanced mechanical ventilation system that supplies filtered fresh air continuously and recovers heat from the air it exhausts.
The difference is control. A leaky house has uncontrolled air movement — cold draughts in winter, no air movement at all on a still day, dust and pollen straight through the gaps. A tight, ventilated house has fresh, filtered air on purpose, all year, at a fraction of the energy cost.
If you're considering the airtightness option, factor the ventilation in from the start. It's part of the same decision, not an afterthought.
